How to Stage Your Home

Another important choice when reselling a home is whether or not to stage the home. Perhaps the most important omission is the failure to showcase the home by making small cosmetic improvements. It is very important to stage the home as the house that is staged typically sells much faster as one which is not. And in most instances, the home which is staged will sell for more.

What is staging a home?

Staging a home is sort of the total opposite of interior decorating. When you are decorating a home you want to create a personal space that is unique and comfortable to you or your family. Even though staging does apply most of the principles and elements of interior design, it is about showcasing the best features of the house by removing contents that interfere. Think of it like editing what is in the house so that a potential buyer would see the best qualities without being disrupted by your own personal décor.

Depersonalize Your Home

Even though you may still be living in your home and showing it at the same time, it needs to be functional for you but depersonalized as well. While it needs to look “lived in” most of your personal items should be removed and placed in storage. You will want to remove family photos, collectibles, children’s artwork, trophies and certificates as well as home gym equipment like treadmills or stationary bikes that have not been used in a long time.  Store any items that are very indicative of those who currently live in the home as much as you can.

Remove Odors

Usually when we live in a place for a long time we get used to the characteristic odors. Over time we can become immune to odors created by our pets, last night supper and even mold in the bathroom. There are several simple things that can be done to remove or mask odors that you have become accustomed to. Even though you might prefer to wait until after you move to clean the carpets, it might be a good idea to go ahead and have them cleaned to get rid of any odors. Painting can help mask some cigarette smoke if it has occurred in the home, but it’s best to limit it to outside because it is never really gone.

Simple Interior Remodeling Projects

In order to make the home presentable to potential home buyers, it is important to give it a fresh coat of paint. Remember that they may not be as fond of bright colors as you are, so repaint everything in stylish neutral colors. Also make any repairs that need to be done. If windows or doors do not work properly, this is the perfect time to repair them. Give the house a thorough inspection both inside and out. It may take an investment of your time and some money to get everything up to par; but the return on this investment will be greater in the long run.  You will want to oil squeaky doors, fix leaky faucets and replace any light bulbs that might be burnt out before you show the house.

De-clutter and Organize

Kitchens and bathrooms should be completely de-cluttered. Bathroom cabinets should be clear of any personal toiletries or supplies and kitchen counters should be cleaned off as well. This will help make the area feel clean, large and functional. Inside cabinets should be reduced to minimal necessities so that they do not appear cluttered and bulky. Ensure that everything appears to be in order and clean.
