Spring brings rain and flowers and rain. And more rain. Springtime, with its blooming flowers and pleasant temperatures, is an ideal time to present your home to the real estate market. Buyers also like to start looking for houses during this season because they can move and get settled before the prime summer vacation season starts. The school calendar also plays an advantage during the spring selling season.  As school winds down, many homeowners want to move immediately after school ends so any change in school districts will not affect their child’s current school year. 

Summer could be the best time to show off your home. The flowers in your garden are in full bloom, spring rains are over, and the days are much longer. A possible downside to showing a house in the summer is that most kids are home, and you’ll have to work harder to ensure their rooms are kept clean enough for buyers to get through them. Harsh heat and oppressive humidity also make summer less than ideal for selling. However, summer is a great time to show off central air and to boast about access to summer recreational activities. Families also like to move during the summer to prepare for the new school year. The weather is warm and accommodating for moving and relocating. Real estate agents boast that over 50 percent of homes are sold during the summer.
Fall is historically a short selling season. This isn’t the time to ride out the market if you’re a serious seller because winter is coming.  School has already started and homebuyers with children may avoid buying outside their current school district to steer clear of relocating their child to another school.  If your listing happens during the fall season, aggressively price it to sell before the winter months. If you are selling your home in the fall, accentuate your landscaping with seasonal decorations, such as pumpkins and gourds, which will appeal to the potential homebuyers who come to take a look at your home. Even though falling leaves could make for extra work in the fall, daytime showings might be easier to accommodate. The tax benefits of home ownership can drive homebuyers to get into a new home by December 31.

Real estate professionals agree that only the most motivated buyers and sellers are active during the winter season. Expect to see bargain shoppers looking for deals during this time. The winter season is the slowest buying season. The winter season isn’t a favorite for homebuyers to view homes due to the cold, snow, and the holiday season but holiday ornaments add charm and help homes sell during the winter season. If you decide to sell your home in the winter, anticipate the unexpected. Generally, buyers will want showings at odd hours, or during your family holiday parties. At this time of year, potential buyers will most likely track mud, snow, and salt through your home. However, winter sales are profitable since home buyers usually want a quick closing.
