Staging the Exterior of Your Home

There are many things that need to be considered when putting your home on the real estate market. Many only think about getting the inside of the home ready to show, but potential buyers will get their first impression by the exterior of the home when they first pull up to view it. While staging the interior and the exterior are both very important, the exterior will speak to the buyer first. For this reason it is very important to stage the home’s exterior. Here are a few tips for properly staging the home before making that appointment.

Outdoor Projects

Walk around the house and inspect every inch. Make sure the windows are spotless and if possible install energy efficient window replacements which in some instances can help increase the price which can be asked for the property. It is a good idea to power wash the home’s exterior unless it’s been a few years since you last painted it. If the paint is chipped or dull you will want to paint it with a fresh coat. Exterior painting can help spruce up the house and give it a fresh, new look like nothing else can. Make sure to clean all walkways, shutters, and siding, before you paint otherwise they can stick out like a sore thumb. Wood railings will need a fresh coat of paint and vinyl railings need to be washed. Don’t forget about the backyard deck as it will also need to be washed.

Simple Landscaping

Take a good look at your yard as if you are seeing it for the first time. You’ll have to be your own critic and look for things that stick out or are out of order. There are some ways to spruce up a landscape design without breaking the bank. Just mowing the lawn and edging it can help improve the home’s curb appeal. While the home is on the market to be shown make sure to mow it every few days so it will look nicely groomed. If it is in bad shape, it’s a good idea to lay down some fresh sod. This will need to be done a month before the home is listed so that the newer grass has time to grow. When looking for a boost in curb appeal, mulch can be a great asset. Add some fresh mulch to flower gardens or plant beds. This will make them look well taken care of and fresh. Depending on the season, planting some fresh flowers by the front door or along the front of the house can be aesthetically pleasing.

Smaller Items that Have a Huge Impact

Take some time to do a few of the things that you have thought to be menial tasks. Things like checking exterior light fixtures and replacing any non-working bulbs can make a huge difference to the potential buyer. If your house has a storm door, make sure it is in good working order. Repaint your house numbers so that they are clearly visible. Ensure that the gutters are not cluttered or in need of repair. Place some outdoor furnishings on porches or patios as they can be inviting and make a guest feel welcome. Put new placemats in front of the entryways including the doorway which leads from the garage to the house. These are all seemingly very small things but they can have a huge impact on how the home is perceived.
